The ADA specs that fail re-inspection most often

  • Curb ramp slope — must be 1:12 max (8.33%). Anything steeper fails.
  • Cross-slope — 2% max across the path of travel. Easy to miss when matching existing grade.
  • Minimum width — 36 inches of unobstructed clear path. Tree pits, hydrants, and signage all eat into this.
  • Detectable warning surface — truncated dome panels (typically cast iron or composite) at every ramp, contrasting color, the full width of the ramp.
  • Pigmented concrete — required in C4-7, C5, and C6 commercial zones. The pigment goes through the full slab, not as a surface coat.

Most ADA-coded sidewalk violations hit commercial properties, co-ops, condos, and mixed-use buildings — especially in midtown, downtown Brooklyn, Long Island City, and Flushing. Residential 1-3 family homes can also get cited if their sidewalk fronts a commercial zone or includes a curb ramp.
