How long do I have to fix a NYC sidewalk violation?+

DOT gives property owners 75 days from the date the violation was issued. After day 75, the city can perform emergency repairs at your expense and the cost goes on your tax bill — usually 2-3× a private contractor.

What does 'first-time pass' mean?+

When DOT re-inspects after a repair, the work either passes and the violation is dismissed, or it fails and the violation stays open. Our process — proper PIR cut lines, 4000 PSI mix, full slab replacement where required — is built to pass on the first re-inspection.

Does the city fix sidewalk violations for free?+

Only in narrow cases: tree-root damage in front of an owner-occupied Tax Class 1 home, through the NYC Parks Trees & Sidewalks Program. Everyone else hires a contractor.

Yes. Landmark districts require LPC approval before any repair. We coordinate the LPC permit, source matching materials (bluestone, brick, pigmented concrete), and use private crews — city crews only pour plain concrete.
